Contract to Close Includes:


File Setup & Compliance

• Open escrow and manage secure document handling
• Review contract for signatures, dates, broker info, and execution accuracy
• Submit all required documents for broker compliance
• Maintain organized digital file from start to finish



Communication & Coordination

• Send professional introduction email outlining timeline and key deadlines
• Coordinate with lender, attorney, co-op agent, and all parties
• Provide weekly status updates so you always know where your file stands
• Copy you on all communication for full transparency


Deadline & Timeline Management

• Track and update all contingency dates
• Monitor inspection, appraisal, and loan timelines
• Confirm earnest money deposit and receipt
• Adjust deadlines as amendments are executed


Document Drafting & Processing

• Draft amendments, F511s, instructions to closing attorney, and required forms
• Ensure all executed documents are delivered to the appropriate parties
• Upload final HUD/CD and closing documents for compliance


Pre-Closing & Finalization

• Confirm signing appointment details
• Conduct full file audit prior to closing
• Verify escrow has complete documentation
• Confirm recording and notify all parties


Buyer-Side Support Includes:

• Submit executed contracts and amendments to lender
• Monitor loan progress and appraisal completion
• Coordinate EM delivery or wire reminders
• Provide utility transfer reminders
• Coordinate closing gift per agent instruction (if applicable)
• Send post-closing review request on your behalf


Seller-Side Support Includes:

• Upload listing agreement and broker-required documents
• Ensure full execution of all amendments and addendums
• Maintain compliance documentation
• Coordinate closing gift per agent instruction (if applicable)
• Send post-closing review request on your behalf


Agent Responsibilities

To maintain a smooth workflow, agents remain responsible for:

• Negotiating repairs and contract changes
• Providing amendment verbiage when drafting is requested
• Reviewing preliminary title and settlement statements
• Advising clients on contingency removals

Buyer or Listing Side: $400
Dual Transaction: $600

This service includes:

• Inputting the listing into MLS
• Uploading required documents
• Ensuring data accuracy and completeness
• Confirming all required fields and attachments are properly entered

You provide the completed listing agreement and listing details — I handle the rest.


• Single MLS Entry – $150
• Dual MLS Entry (FMLS + GAMLS) – $175

Additional MLS entries requested later are billed separately.
